Oregon's siding market splits at the Cascades and again at the fire line. West of the mountains, Portland gets 36 inches of rain a year and Tillamook gets twice that, and water behind the siding is the failure that pays for the trade. Rainscreen, flashing, and housewrap are the job as much as the boards are. Cedar is the native material and the look on the old houses. Fiber cement has most of the replacement market because it takes the wet, and vinyl is the price option. Then June 28, 2021 happened, when Portland hit 116 degrees, the hottest day in its records, and a wall that faces the afternoon sun matters when the material is chosen.
East and south of the mountains the question is fire. The Almeda Fire of September 8, 2020 destroyed more than 2,600 homes in Ashland, Talent, Phoenix, and Medford in a few hours, the most destructive fire in Oregon's history, and the Labor Day fires that week destroyed more than 4,000 homes and killed 11 people. The rebuild in the Rogue Valley and the Santiam Canyon leans to fiber cement and stucco, with screened vents and nothing that burns at the ground. Ice does the rest. The storm that began on January 12, 2024 left parts of Lane County dark for weeks. Oregon has no roofing-specific deductible law, so siding on a claim runs on the general rules.
Oregon licenses every contractor through the Construction Contractors Board. A siding company as a residential specialty contractor carries a $20,000 bond and $300,000 per occurrence in liability coverage, after 16 hours of training and the state exam. Any residential job over $2,000 has to be in a written contract with the contractor's name, address, phone, and CCB number, the customer's name and address, the job address, the description of the work, the price and the payment terms, and an explanation of the owner's rights. The CCB's Consumer Protection Notice and its Notice of Procedure go with it, signed by both sides, and proof of delivery is kept two years. A sale made in the home can be cancelled until midnight of the third business day after signing.
The houses are the market. The median Oregon house dates from 1981 and about one in ten date from before 1940.
