What roof replacement costs in Michigan

A new roof in Michigan is priced by the square, which is 100 square feet of roof, and the roof is bigger than the house: overhangs, pitch and every hip and valley add area the footprint doesn't show. Asphalt shingles are what most Michigan homes get, designer asphalt is the thicker, longer-warranty version, and standing-seam metal costs roughly twice as much and lasts twice as long.

Our winters are why the range is wide. Ice-and-water shield along the eaves and valleys, proper ventilation and a tear-off of the old layers are all part of a job done right here, and a quote that skips them is cheaper for a reason.

For a two-story home of about 2,000 sq ft with a hip roof, installed:

  • Asphalt shingles $5,500 to $8,000
  • Designer asphalt $8,000 to $11,050
  • Metal $13,500 to $20,850

What moves the price

Pitch and walkability
A roof too steep to walk needs staging and harnesses and takes longer. The calculator adds up to 30 percent for a steep roof.
Shape
Every hip, valley and dormer means more cutting, more flashing and more waste. A cross-hipped roof costs about 15 percent more than a simple gable of the same size.
Layers to tear off
Michigan allows two layers of asphalt shingles. If yours already has two, both come off, and the disposal is on the quote.
Decking repairs
Rotted plywood under the old shingles only shows up once they're off. Ask how the pro prices replacement sheets so it isn't a surprise.
Material
Asphalt, designer asphalt and metal are the three on the calculator. Metal is the most expensive to install and the cheapest to own over 40 years.

Questions homeowners ask

How much does a new roof cost in Michigan?

For a two-story home of about 2,000 sq ft with a hip roof, asphalt shingles run $5,500 to $8,000 installed, designer asphalt $8,000 to $11,050, and standing-seam metal $13,500 to $20,850. Smaller or simpler roofs cost less; steep or cut-up roofs cost more.

How is a roof measured?

In squares. One square is 100 square feet of roof surface. A 2,000 square foot two-story home has a footprint of about 1,000 square feet, and with overhangs and pitch its roof is around 12 squares.

Should I get asphalt or metal?

Asphalt costs about half as much up front and lasts 20 to 30 years. Metal lasts 50 or more, sheds snow, and usually earns an insurance discount. Over the life of the house they cost about the same.

Does insurance cover a new roof?

If the roof was damaged by wind or hail, usually yes, less your deductible. Wear and age are not covered. A roofer who handles claims will meet the adjuster and document the damage.

When is the best time to replace a roof in Michigan?

Late spring through fall. Shingles seal best above 40 degrees. Winter jobs can be done but take longer and cost more.
