Nevada's siding is stucco, and the trade is stucco. The Las Vegas Valley tract house from the 1990s onward is a wood frame under stucco, and the sun does the damage: hairline cracks, chalking, and the caulk at every window and door that cooks, so that the rare storm gets in behind. Where siding goes on, it is fiber cement, because it takes ultraviolet without warping and does not feed the termites. The older ranch houses of downtown Las Vegas and Reno's Old Southwest still carry the wood the sun has been working since the 1960s. On July 7, 2024, Las Vegas hit 120 degrees, the hottest day in its records, and July 2024 was the hottest month the city has recorded. Nevada has no deductible statute of its own, so siding on a claim runs on the general rules.

A siding company is licensed by the State Contractors Board. Any job at $1,000 or more in labor and materials, or any job that needs a permit, takes the license, with a bond the board sets between $1,000 and $500,000 and a payment into the Residential Recovery Fund, which pays a homeowner up to $40,000 when a licensed contractor fails. The contract carries the contractor's name, address, and license number, the owner's name and address, the property address, the date, the estimated completion date, a description of the work, and the total price with tax, in at least 10-point bold. The down payment may not exceed $1,000 or 10 percent of the price, whichever is less. A sale made in the home can be cancelled until midnight of the third business day, and the money comes back within 10 business days.

The houses are young. The median Nevada house dates from 1996, one of the youngest housing stocks in the country, and barely one in a hundred dates from before 1940, so the work is the stucco tracts of Henderson, North Las Vegas, Summerlin, Sparks, and Spanish Springs, where the first coats are thirty years old. Clark County builds to the 2018 International Residential Code and is moving to the 2024 codes, and Washoe County builds to the 2024 codes now. The state passed 3.28 million people in 2025, and North Las Vegas is the fastest-growing big city in it. The season runs all year in the south, and the summer crews are on the wall at dawn.
