Massachusetts houses are the second oldest in the country, with a median age of 59 years, and that is the siding market. The Capes of the 1950s, the colonials of the 1970s, and the triple-deckers of Worcester, Lowell, and Dorchester have had two or three skins already. Under the vinyl there is often aluminum from the 1960s, asbestos shingle from before that, and cedar clapboard under everything, so a full tear-off is the normal job, and a partial job lives or dies on matching what is already there. Vinyl owns the market on price and on the freeze and thaw. Fiber cement is gaining in MetroWest and on the South Shore, and on the Cape and the North Shore the salt air eats fasteners, so stainless is the spec.
Weather puts siding on claims. The winter of 2015 put more than 110 inches of snow on Boston, the nor'easters of January and March 2018 flooded the coast from Newburyport to Scituate, microbursts took walls in Beverly and Belchertown in July 2025, and a macroburst ran through West Springfield in August 2026. Massachusetts has no deductible statute and no roofing-specific claim law, so siding on a claim runs on the general rules, and the one that always applies is the home improvement contract.
A siding company here carries two pieces of paper. The Construction Supervisor License, in its windows and siding specialty, is what lets it pull the permit. The Home Improvement Contractor registration covers any job over $1,000 on an owner-occupied home of one to four units, with a written contract, a three-day right to cancel, and a deposit of no more than one third of the price or the cost of special order materials, whichever is more. The Guaranty Fund behind the registration pays a homeowner up to $25,000 on a judgment the company does not satisfy.
The tenth edition of the State Building Code applies statewide, and every town's inspector checks a re-side. The season runs from April into November. Vinyl gets brittle below freezing, and the Massachusetts winter stops a crew for months.
